How do I set a good offer price?
Determining the asking price is a complex process. If you are selling your home, the type of property plays a role first: do you want to sell a detached house, terraced house or apartment building, for example? There are also many other factors that influence the asking price, such as
- Micro and macro location of the house
- Condition of the property
- Expansion and conversion options
- Current market developments
Furthermore, numerous value-increasing and value-decreasing features must be taken into account when determining the price. Anyone wishing to sell and value a house should analyze, among other things, the energy efficiency of the house, whether there are (hidden) defects in the building fabric, how the individual features affect the value and how the house can be used.
You should also check the land register for any encumbrances and restrictions.
Private sellers often face particular challenges when valuing a house: If the valuation is too low, you sell your home for too low a price. If the valuation is too high, it is difficult to find a buyer.
