Berlin’s City West and its constant change

Berlin offers more than Mitte, Friedrichshain or Kreuzberg! The opening of the Zoofenster and the construction of the Upper West a few years ago marked the start of City West, now one of Berlin’s most sought-after districts. The countless theaters and museums, as well as bars, restaurants and shopping facilities are just some of the reasons why the lively hotspot between Charlottenburg, Wilmersdorf and Schöneberg attracts numerous visitors every year. City West shines in new splendor
At the end of the 19th century, the settlement of the “New West” began as a counterpart to the old city center in Mitte. In the 1920s, the streets around the zoo became known as a shopping and entertainment district, where the big city life of the Roaring Twenties took place in the numerous theaters, cinemas, cafés, bars and department stores. In the wake of the war and the Berlin Wall, the splendor of the “New West” faded and the once prestigious quarter around the zoo was reduced to its function as a shopping mile for West Berlin in the years that followed. But if you take a stroll along Kurfürstendamm, Breitscheidplatz or Tauentzienstraße these days, you’ll soon notice: City West is back.
The aim was to revive the charm that the “New West” once exuded, but also to implement new large-scale projects to make the Zoo Quarter more modern, chic and international. The revitalization of City West began in 2010 with the new Kranzler-Eck and continued on Breitscheidplatz with projects such as the Upper West and the Zoofenster with the luxury Waldorf Astoria hotel that moved in in 2013. The traditional Zoopalast cinema and the listed Bikini-Haus were modernized in the course of extensive construction and renovation work and now shine in new splendour.
Since the redevelopment of City West, Kurfürstendamm and the adjoining districts have become Berlin’s second most important retail center. And urban development in the area continues to gather pace, with a number of investors currently realizing further major projects.
Living in City West – opportunities for real estate investments
The district Charlottenburg is becoming increasingly popular with its City West. People no longer just want to shop in City West, they also want to live there again. Since 2013, a positive influx of 12,800 people has been recorded, while almost 1,700 new apartments have been built in the same period. According to a recent report [1], there is currently a shortage of around 18,000 apartments in Charlottenburg. Purchase and rental prices are currently approaching the price level of the central locations in Berlin-Mitte, whereby the average purchasing power in the A-locations of Charlottenburg is higher than in the locations in Mitte. In summary, investments in all districts and locations in Charlottenburg can be expected to have high potential for value appreciation – if only because of the numerous new construction projects that will continue to make City-West an absolute hotspot in the future.
